Commercial

We have been involved in the construction management of some of the worlds leading fitouts both in Australia and London. With experience on projects ranging from $100,000 to $100,000,000 we have the knowledge, expertise and skills through working with Bovis Lend Lease one of the worlds leading construction and project management companies.

Development

Whether it be high quality dual occupancy development or 128 villa retirement village our principles are the same, to develop a cost effective development that meets the needs of the end user but ensures that the developers time, money and risk deliver a return that will encourage further development. Attention to detail in design and costing early on in the project typically produces a much higher quality project and very happy stakeholders.

Client Project Management

Full time or on an as needs basis

(1) Client Brief and Budget

Ensure that a detailed client brief has been prepared by the client. This may include examples of architecture that you like, favourite colours, functional requirements, essential inclusions and a wish list. The budget should reflect the overall project and should have a contingency sum. The budget should be detailed and reflect the issues of both over and under capitalising a project.

(2) Architect & Design Consultants Tender Review

Review the Architect, Engineers and other consultant tenders and ensure that their fees seem reasonable and include all required scope to complete the design. Highlight any exclusions and possible allowances that need to be made.

(3) Concept Design Review

Ensure that the concept design at this preliminary stage is inline with the client expectations, is in line with budget allocation, can be built by local trades. Highlight any possible issues, sourcing materials etc.

(4) BASIX & Sustainability assessment review

Review the BASIX and Environmental Sustainability assessment to ensure that all prerequisites are as per the client’s expectations. Ensure that the BASIX & Sustainability impacts do not have a major impact on cost or time.

(5) Development Application Design Review

The Development application stage is a critical stage in both local government approval along with fixing the general principals and aesthetics of the building envelope. Once the DA is approved a time consuming process is required for any external changes. We will review the documentation to ensure that it is within budget and ensure that any structural review has been carried out and that optimum construction techniques are being used or have been suggested.

(6) Development Consent Review

Once the local council has reviewed the design documentation we will review the DA conditions and highlight any possible construction impacts and comment on any architectural provisions that need to be incorporated.

(7) Builder Tender Documentation Review

At this critical stage I like to get the proposed builder involved with the project to develop the final design and reduce costs by working jointly with the Design team and Client. By doing this the final Construction Certificate and Design can be agreed together eliminating both further design and construction detailing and future variations. Dobsonei will review the DA Documentation and specification to ensure that all builders are tendering on the same detailed information.

(8) Builder Pricing and Tender Reviews

On receiving the Tender submissions from the builders we will compare ‘apples with apples’ and highlight any inclusions or exclusions that may have an influence on price differentiation.

(9) Design and Detail Development Workshop

Once the Client has agreed on a builder, we would organise a design workshop to review the design or look at were possible savings or better detailing or construction techniques could be utilised.

(10) Builder Contract Review

Once the Design is finalised and agreed and the Construction documentation is submitted for PCA Private Certifying Authority Approval we would then ensure that the contract is executed correctly and that the agreed price is fixed and includes all previous discussions and agreed design.

(11) Construction Phase Advisory

During the construction phase there may be a number of points that you would like to have a second opinion on detailing, sub contractors, contract, and changes in design or project finalisation. Our services are available as required on our standard fee for the duration of the works.

(12) Project Control Group Management Meeting

Carry out monthly or 6 weekly Project Control Group meetings with the Client, Builder and Design team to assess project status, issues, budget and program. Produce a detailed agenda and minutes that helps to control decisions and information between all project parties.

(13) Builder Claim and Variation Assessment

Only available in conjunction with the PCG meetings. Review the builder’s project claim to ensure that he has not over claimed. Review the status of all variations and report to client for approval (subject to no major design changes). Question the builder on any unusual claims in conjunction with the client. Issue a variation spreadsheet and monitor claims

(14) Site Visit

Carry as required site visits to monitor and report status of works and represent client’s interests.

(15) Advisory Service

Full time accessibility on all project issues.

Project Consulting

Is conducted on an hourly rate. We offer independent project management advice to help with any construction project.
